Springfields Outlet and Leisure Reports Higher Spend Than Last Year, Post Lockdown

  • Springfields last week recorded trading results up 2% on the same week last year
  • Results are a remarkable achievement for the UK retail sector
  • Footfall and sales have grown every week post-lockdown
  • This is on top of 15 years continuous growth since Springfields opened

 

Since reopening to the public on June 15th Springfields Outlet and Leisure in Lincolnshire has once again demonstrated its resilience. When comparing last week’s trading (week 30) with the same period in 2019, sales were up 2% from the 96% of stores reopened. 56% of like-for-like stores traded positively and 80% of those reported double digit percentage increases. Footfall and sales have grown strongly every week for the six continuous weeks post- lockdown. This is a remarkable achievement for the UK retail sector.

Set in 25 acres of beautiful gardens

Springfields award-winning gardens and leisure have also reopened, and the combined outlet and leisure offering has attracted back existing and new customers to this popular destination.

Strong brand presence

The ongoing opening of new higher-profile brands continues with Dune London opening later in the Summer with a high spec fit-out, joining brands like Radley, Joules, Jack Wills and Crew Clothing. This has all translated into high quality turnover with spend per visitor increasing by 11% year on year. Fashion, beauty, home and garden are all performing particularly well.

Friday July 24th it became compulsory for customers to wear a face covering and this has been adopted easily by customers and stores alike. This is in addition to the excellent new movement arrangements in and around the stores, mall and gardens, which have been put in place swiftly and positively from reopening. Springfields has also enhanced the guest experience by adding a UK-first, Ubitrac PPE Outlet, with high quality PPE which is always offered to the NHS first, as their priority customer.

YORKSHIRE RETAIL OUTLET SCHEME WINS PRE-LETS FOR 50% OF SPACE

THE DEVELOPER OF A NEW RETAIL OUTLET SCHEME IN YORKSHIRE HAS REVEALED PLANS FOR THE FIRST £90M PHASE AND SIGNED UP HALF THE AVAILABLE RETAIL SPACE AHEAD OF ITS OPENING NEXT YEAR

Plans to build the leading outlet shopping and leisure destination in the North of England, Scotch Corner Designer Village, have been unveiled.  £90 million is being invested in Phase One which will comprise 92 retail and dining units across 250,000 sq ft.  The first 23 brands to sign-up include BOSS, Calvin Klein, Tommy Hilfiger, Adidas, Levi’s, Mint Velvet, Joules, Gap and Skechers. Located at Junction 53 of the A1(M), the scheme will be one of the most accessible retail and leisure destinations in the UK. Passed by more than 28.9m vehicles each year and with a wide catchment of 3.8m residents within a 60-minute drive time, annual footfall is expected to be over 4.

Plans for a second phase are expected to be submitted in the next six months and may include more retail and leisure space, a garden centre and a hotel.

Simon Waterfield, developer and co-owner of Scotch Corner Richmond, told Property Week that outlet villages had largely avoided the woes of high street retail.

“In the last five years, outlets have performed at 10 times the sales growth of standard centres,” he said. “Outlet model leases are base rent related with a turnover top-up. Base rents are kept at a sensible level and with the footfall we will attract, retailers do well in turnover, so we do well in rent.”

Waterfield added: “With no other major outlets centres within a 60-minute drive, and local towns providing a lower-priced fashion offer, we feel confident we will add to the appeal and prosperity of the region.”

Enabling and infrastructure works are under way at the site.

PLANS IN FOR OUTLET’S MAJOR JOB-CREATING EXPANSION

Building on the success and 15 years of consecutive growth, our client at Springfields Outlet announces plans for a major extension which will crate about 350 new jobs, 15 new stores and 3 restaurant/cafes.

Springfields Outlet is seeking permission from South Holland District Council to create about 15 new stores as well as three café / restaurant units.

The move comes after the outlet’s owner, Triton Property Fund, managed by UBS Asset Management, conducted a consultation last year.

The plans also include 236 additional parking spaces.

The improvements to Springfields Outlet are proposed on Camelgate, on the site of the NFU Mutual building and the car park next to Travelodge.

The NFU Mutual already has planning permission for new offices to be built on a new site next to Springfields.

If approved, the expansion will take the total number of people employed at the centre to about 1,000.

A decision is expected to be made by the council in the summer.

SPRINGFIELDS SHOPPING OUTLET REPORTS CHRISTMAS HOLIDAY SALES RISE

Christmas trading results from Springfields Outlet in Lincolnshire once again demonstrate its resilience as the leading shopping and leisure destination in the East of England having achieved 15 years of consecutive turnover growth.

When comparing the Christmas school holidays, from 19th December 22019 to 5th January 2020 inclusive, with the same school holiday period in 2018 total revenue increased by +2% year-on-year.  Within this period, the most successful week achieved +12% YoY uplift in total revenue.  The destination also enjoyed its busiest Boxing Day sale launch ever with 40% of LFL retailers reporting double digit increases.

Across the calendar year of 219 the scheme delivered a total revenue of +2% YoY with footfall increasing by the same amount.  This follows a record-breaking Black Friday week in which the centre achieved its highest ever weekly take; with individual retailers trading up to +5% on a life-for like basis.  The positive results are in stark contrast to the most recent industry stats which show that footfall declined by -4% in the post-Christmas sales, according to Springboard.

The retail results were boosted by a regular and varied programme of seasonal consumer activities including Wonderland Walk, a free immersive light experience set in the onsite Festival Gardens, a Christmas Grotto, and an ongoing VIP Programme and app with exclusive offers and competitions.

Owned by the Triton Property Fund and managed by UBS, Springfields is a 200,000 sq ft scheme with 25 acres of leisure attractions set within beautiful award-winning landscaped gardens.  According to research by Savills, schemes need to offer something more than price point alone, with browsing and leisure elements key drivers for the overall experience.  Indeed, some 33.6% of shoppers consider leisure facilities to be more important at outlet retail brands such as Crew Clothing, Joules, Gap, TM Lewin, Radley, The Cosmetics Company Store, Skechers and M&S, the line up is complemented by integrated leisure offer Adventure Land, which includes the UK’s largest JCB Young Drivers Zone, and line-up of cafes and casual dining restaurants.

The scheme has a series of exciting expansion plans over the next few years, which will further enhance the customer offer and experience, and attract a more affluent customer.  Planning allocation of space and change of use has been agreed for a 50,000 sq ft extension.  The £18m investment will finance up to 19 new retail and casual dining units.

RECORD BREAKING BLACK FRIDAY AT SPRINGFIELDS OUTLET

Springfields Outlet has once again demonstrated its continued resilience, bucking trends when compared to full-price retail destinations, reporting positive trading and footfall stats for the Black Friday trading period. From Monday 25th November to Sunday 1st December 2019, footfall rose by +5% when compared with the same period last year. Additionally, the leading shopping and leisure destination in the East of England achieved total revenue growth of +6% year-on-year.

The same week was the busiest sales week on record for Springfields, beating last year’s record by +3%. Every category at the destination reported increased trading stats with fashion and beauty retailers such as Crew Clothing, Joules, Jack Wills, The Cosmetics Company Store, Next Outlet and The Body Shop performing especially well, with stores trading up to +51% on a like-for-like basis.

Springfields Outlet has achieved 14 years of consecutive revenue growth since opening in 2004, with an average occupancy rate of 98%.

Ian Sanderson, Director at SLR, which developed and asset manages the scheme, said: “The strong trading performance Springfields is experiencing is testament to the environment at the destination. Providing a family day-out experience with something that appeals to people of all ages, the integrated and complementary leisure and dining facilities create a real point of difference. Attracting visitors from a really broad catchment, with significant numbers travelling more than 90 minutes, it’s a real destination for the East Midlands and parts of East Anglia. This is evidenced by the trading and footfall stats which illustrate how positively Springfields is trading in comparison to the wider, full-price sector.”

This Christmas, to support the retailers during a key trading period, Springfields is hosting Wonderland Walk, a free, festive immersive light experience set in the award-winning onsite Festival Gardens. Younger visitors can also meet Father Christmas in the Springfields Grotto where each child will receive a gift and a free Santa hat from independent retailer, Starlings Toy Outlet. The retailer, which opened at Springfields in August 2019, has been trading exceptionally well since launch and continues to far exceed expectations. The brand has introduced an experiential Lego corner, further boosting the leisure offer at the destination, which sits alongside its wider selection of top-brand children’s toys including a huge Lego offer, Playmobil, Hot Wheels, Barbie and Fisher Price.

With 25-acres of leisure attractions set in beautiful landscaped award-winning gardens. The combination of facilities; retail, dining and leisure is a crucial aspect in creating the complete package which appeals to a variety of customer groups and emphasises the experiential nature of the destination.

PETER LEVERETT – WEMBLEY PARK CYCLE TO MAPIC 2019

Peter has chosen to raise funds for Club Peloton and is taking part in Wembley Park Cycle to MAPIC 2019.

The ride is from the small medieval town of Le Puy in central France, through the Ardeche and Cevennes regions, before climbing the Gorges du Verdon and then down into Cannes on the coast, finishing a day ahead of MAPIC, the annual retail property conference where he will be working on the stand for Scotch Corner Designer Village, one of our clients.

Peter is fundraising in aid of the charity, Coram, the UK’s oldest children’s charity, who provide much needed help to find vulnerable children loving new homes. The number of children in care is the highest it has been for years. They provide a unique safety net for children who are frequently ignored or marginalised by those responsible for their care.

Coram is responding to the exploitation, hardship, abandonment and growing social care crisis blighting young lives. They address the challenges by developing and delivering services to create a lifetime of difference for 1.4m vulnerable children, young people and families each year.

The Busiest Joules Opening On Record

Premium lifestyle brand Joules successfully launched its new store at Springfields Outlet on Thursday 18th October. The opening attracted their largest ever queue of customers for a new store opening, in excess of 250 people. The brand beat their turnover expectations with a truly impressive four-day total.

White Stuff and The Cosmetic Company Store Now Open

With the opening of Joules, Springfields has now welcomed three new high quality brands in as many months, positioning the scheme at the next level. The Cosmetic Company Store (part of the Estee Lauder companies) opened on 1st August. With their offering of award-winning, high-end premium skin care, make-up and fragrance from brands including MAC and Clinique which have attracted many first time visitors from the wider Springfields  catchment.

Premium British fashion and lifestyle brand White Stuff opened their first ever Outlet store in Lincolnshire on 6th September. The brand reported their highest ever turnover for a new store opening, tripling their forecast.
